Have you or your client found their dream home but the auction is this week?

During the current housing market, you have to be quick off the mark to secure the right property, but you still have to be very careful in making sure, it’s safe and secure, and worth the price.

We know it’s always best to arrange a pre-purchase building inspection, to make sure there aren’t any hidden defects of unnoticed timber pests, but what things should you look out for during your initial viewings? Make sure you look out for the following:

  1. Signs of damp. Look out for any bubbling, blistering paintwork or mould.

  2. Windows and doors. Check they open easily and don’t get stuck as this could be a sign of foundation movement.

  3. Ceilings. Look up to check for any signs of damp or buckling which could be possible roof leaks.

  4. Floors. Look at the condition of the floors. Lift the carpet to check for rotting floorboards and check for bounce.

  5. Taps and shower. Make sure they work correctly, including the water pressure, drainage and temperature.

  6. Sinks and cupboards. Look for any signs of damp and rust.

  7. Light switches. Make sure they all work and look safe and check the meter for safety switches.

  8. Outside. Take a good Look at the general state of the roof, guttering, and walls for any cracks or defects.

  9. The Garden. Check the conditions of the fences and retaining walls.

  10. Energy. Ask if the home has an energy efficiency rating.
