Found The Dream Home But The Auction Is This Weekend? 10 Things To Consider.
Before you make the Purchase: 10 Things to consider about pre-purchase reports.
Have you or your client found their dream home but the auction is this week?
During the current housing market, you have to be quick off the mark to secure the right property, but you still have to be very careful in making sure, it’s safe and secure, and worth the price.
We know it’s always best to arrange a pre-purchase building inspection, to make sure there aren’t any hidden defects of unnoticed timber pests, but what things should you look out for during your initial viewings? Make sure you look out for the following:
Signs of damp. Look out for any bubbling, blistering paintwork or mould.
Windows and doors. Check they open easily and don’t get stuck as this could be a sign of foundation movement.
Ceilings. Look up to check for any signs of damp or buckling which could be possible roof leaks.
Floors. Look at the condition of the floors. Lift the carpet to check for rotting floorboards and check for bounce.
Taps and shower. Make sure they work correctly, including the water pressure, drainage and temperature.
Sinks and cupboards. Look for any signs of damp and rust.
Light switches. Make sure they all work and look safe and check the meter for safety switches.
Outside. Take a good Look at the general state of the roof, guttering, and walls for any cracks or defects.
The Garden. Check the conditions of the fences and retaining walls.
Energy. Ask if the home has an energy efficiency rating.
Still see yourself blissfully living in this property for the next 50 years? Get a Pre purchase building inspection and report!
Why you need one?
Pre-purchase building and pest inspections are vital. They equip you with a comprehensive report of the true condition of a property, so you can make an informed decision.

A visual inspection is carried out of the entire building and related structures both externally and internally where possible.
The building inspector looks out for any signs of damage and conditions that lead to further damage in the future such as: roofing, rising damp, sub-floor ventilation and drainage, shower leaks, external and internal cracks in masonry, faulty workmanship and hazardous conditions. We make sure we take into consideration, construction methods, age and materials used before giving the property an overall rating.
These defects are summarized for easy identification and if necessary repair costs can be provided.
