A Pre-Purchase Building Report, as the name suggests, is a written account of the condition of a property which is generally carried out before you purchase. It is a visual inspection of the building and related structures, identifying areas of concern. It is also important for our inspectors to take into consideration, construction methods, age and materials used before giving the property an overall rating.
JBI uses the latest software program, which has been specifically designed for the building and pest industry, together with hand held P.C device technology, to report on the condition of the property at the time of inspection and to produce a fully compliant and detailed report that can be completed on site and sent the next business day. Both inspection and report complies with Australian Standard No: AS4349.1. Any areas of concern or that are considered dangerous, will be highlighted in the report summary.
A Pre-Purchase Building Report is used to establish the overall condition of a building before you purchase and to determine what rectification work, if any, is needed to bring the building up to an acceptable standard. It is also used to note existing conditions that may lead to further damage in the future. This allows you to make an informed decision regarding sale/purchase price, repair costs and specialist advice etc.
A visual inspection is carried out of the entire building and related structures both externally and internally where possible, in order to report on defects such as: roof timbers, roofing material, rising damp, sub-floor ventilation and drainage, shower leaks, external and internal cracks in masonary walls to determine the building’s weak points, i.e. soil condition,faulty workmanship and hazardous conditions. These defects are summarized for easy identification and if necessary repair costs can be provided.
